Every property listed on Airbnb, Booking.com and similar platforms must register with the City and show its registration number on the listing. The City also wants availability data.
A property available for short-term letting for more than half the year (183 nights or more) is rated as commercial accommodation, at hotel and guesthouse rates instead of residential rates.
Availability counts, not only bookings. A night you list as open counts even if nobody books it.
The City's own calculator gave a monthly rates bill of R1,274 for an inner-city residential property valued at R2.8 million, and R3,945 for the same property rated commercial. Your bill depends on your property's valuation. Example reported by GroundUp on 28 September 2026.
